In a significant leap towards reshaping the Charleston landscape, Highland Resources Inc. has officially broken ground on Magnolia Landing, a spectacular 192-acre mixed-use community situated along the scenic Ashley River. This ambitious development aims to meld residential, commercial, and recreational spaces, promising to enhance the vibrant tapestry of Charleston’s future.
Magnolia Landing is designed to be more than just a collection of buildings. It’s a vision that champions Charleston’s rich natural amenities while incorporating modern conveniences. The development will include a diverse offering of parks, residential options, and even a marina — all blending seamlessly to create an integrated community that meets the needs of its inhabitants and visitors alike.
Hitting the ground running, the first phase of construction will see the emergence of a high-rise waterfront community and a mid-rise community, boasting a total of 600 rental residences. Additionally, residents can look forward to 158 luxury townhomes crafted by a top national developer, enhancing the community’s upscale offerings straight out of the gate.
Magnolia Landing is not just about homes; it aims to be a full-fledged lifestyle destination. The first phase will also introduce a 100,000 square feet Class-A office building and 75,000 square feet of street-level retail space. Gourmet restaurants and various commercial entities will line the streets, enhancing the bustling vibe of the community. Furthermore, a 125-key boutique hotel will cater to both short-term visitors looking for a memorable stay and those seeking longer accommodations.
With active waterfront amenities on the horizon, residents and guests will have access to a marina equipped with day-dock options and not one, but four waterfront restaurants, enabling visitors to dine with stunning views. Not stopping there, the community will also feature a boat club, monthly slips for watercraft, scenic waterfront trails, and boardwalks designed for leisurely strolls or vigorous activity in the water.
A standout feature of Magnolia Landing is its commitment to affordable housing. This project aims to ensure that people from various economic backgrounds can find a place to call home within this vibrant community. Alongside residential offerings, 24 acres will be dedicated to public parks and green spaces, ensuring that a generous landscape for recreation and relaxation accompanies the built environment.
Crucially, 49 of the total project acres are reserved as marshland, reinforcing a narrative of conservation that prioritizes the protection of natural habitats and scenic beauty. Waterfront trails will allow for both recreational and natural exploration along the picturesque Ashley River, marrying leisure with sustainability.
As construction gains momentum, the full realization of Magnolia Landing is expected to unfold by 2040, with the first residents anticipated to move in by 2027. This multiphase project has already enlisted a formidable array of partners, including various design, engineering, and contracting firms to deliver on its ambitious goals.
