This approval marks a pivotal moment for a site that has remained largely undeveloped since the Greenville Memorial Auditorium was demolished back in 1997. With a history fraught with unsuccessful ventures, the current project is capturing the attention and hopes of local residents.
Located at 250 North Church Street, the Gateway Project is set to transform a slightly less than 2-acre area that has often been referred to as the “Bermuda Triangle of downtown development.” Previous proposals have floundered, leaving the land vacant and underutilized for over two decades. However, Florida-based N.R. Investments has stepped in with a bold vision, promising to invest $130 million into this mixed-use development.
The Gateway Project aims to erect a 29-story tower that will not only provide 342 apartments but also feature 12,000 square feet of commercial and retail space for up to five businesses. The design incorporates public plazas that foster community interaction, as well as a parking structure capable of accommodating over 350 vehicles. This initiative is anticipated to create over 100 jobs, offering a much-needed economic boost to the area.
Brought to life by the experienced team at N.R. Investments, founded by Nir Shoshani and Ron Gottesman, the Gateway Project takes inspiration from the firm’s previous triumphs. With past developments in Florida, Ohio, and even Peru, they have demonstrated a knack for revitalizing areas, as seen with the Filling Station Lofts project in Miami, which successfully transformed its surroundings into a vibrant Arts and Entertainment District.
Once completed, the Gateway building is poised to stand as one of the tallest structures in South Carolina, potentially eclipsing Columbia’s Capitol Center, which towers at 349 feet.
