North Charleston welcomes the first tenant into The Ice House Phase II, a renovated Class A office space located at 4287 Spruill Ave. The tenant is water quality and supply company Hazen and Sawyer, known for their cutting-edge engineering services contributing to the advancement of water science across the nation.
This significant move comes after a lease agreement facilitated by Colliers’ Kristie Roe and Will Ederle. Marking an important milestone, Hazen and Sawyer is the pioneer tenant to occupy the recently completed Phase II building of The Ice House at Park Circle.
The Ice House, previously the Reddy Ice site, has been transformed into a premier Class A office park. The project features two phases comprising a total of 50,000 square feet of superior office space. Phase I of the development was fully pre-leased to regional and national tenants before its completion in early 2022.
Positioned adjacent to the Phase I building, Phase II presents an additional 26,000 square feet of Class A office space. Currently, it is 50% pre-leased. Three suites remain available at The Ice House Phase II, offering space ranging from 1,877 to 6,772 square feet.
Colliers’ associate Kristie Roe commented on the high demand for premier office space in the corridor stating, “Securing multiple tenants for Phase II of The Ice House at Park Circle even before its completion underscores the growing demand for quality workspace in this corridor”.
She added that companies are attracted to The Ice House for its strategic proximity to key regional destinations and a variety of over 40 dining and entertainment options within easy reach. She expressed her delight in welcoming Hazen and Sawyer as the first tenant at Phase II, and looked forward to their success at this location.
Hazen and Sawyer are specialists in offering cutting-edge engineering services for water quality and water supply. They have contributed significantly to the progress of water science across the country. The company’s move to The Ice House Phase II building marks a significant development in North Charleston’s commercial real estate scene.
This substantial lease agreement indicates a positive upward trend for North Charleston’s commercial sector. The early leasing activities at The Ice House Phase II, even before its completion, highlight the city’s sustained growth and the increasing demand for quality office spaces.
