A significant residential development proposal is currently on the table for City of Charleston, with plans unveiled for a large-scale, comprehensive housing project known as ‘Towne at Cooper River’. The proposal includes the construction of 350 new residential units along the renowned Clements Ferry Road.
The project is put forth by the Charleston-based property developer Cato Holdings LLC, in conjunction with the distinguished engineering firm, Seamon, Whiteside & Associates. The proposed development is listed for review by the city’s various boards and committees for the week commencing July 11. Specific information concerning each committee’s agenda can be accessed at charleston-sc.gov/agendacenter.
The project includes three major components, each of which are scheduled for review on July 11 by the Technical Review Committee. The initial component, ‘Towne At Cooper River Phase II (Road And Infrastructure)’, focuses on the proposed improvements for road and infrastructure on 30.1 acres at 2620 Clements Ferry Rd.
The second component, ‘Towne At Cooper River R/W Extension’, covers the preliminary plat and proposed right-of-way (R/W) extension that includes road construction and master infrastructure which will potentially serve three lots covering almost 30 acres at the same address.
The final piece of the proposal pertains to a preliminary plat for the aforementioned 350 units, for a proposed subdivision of parcel 2620 Clements Ferry Rd. With this elaborate plan, the company is expected to significantly contribute towards the city’s ongoing need for more housing solutions.
If approved, this new housing project, strategically placed along Clements Ferry Road, will likely have considerable influence on the Daniel Island and Cainhoy area, impacting positively on local amenities, economic growth and potentially increasing land value in the vicinity.
With the continued effort of companies such as Cato Holdings LLC in developing housing solutions, there is substantial optimism surrounding the future of housing in Charleston. This proposal is one of many that is anticipated to sufficiently accommodate the growing demand for homes in the city. If approved, ‘Towne at Cooper River’ will contribute not only to the city’s housing stock, but also help in enhancing the overall infrastructural quality along the Clements Ferry Rd.
Housing and infrastructure development projects such as ‘Towne at Cooper River’ hint at a promising future for Charleston City, addressing the ever-increasing demand for housing, without neglecting the need for development in infrastructure and amenities for the community.
