Charleston Bounces Back: The Great Office Comeback

Hey Charleston! If you’ve been wondering what’s happening with remote work and the office scene around here, you’re not alone. South Carolina is buzzing with new residents and new ideas about where we work. Since August 2023, an impressive 34,200 new residents have made the Palmetto State their home! Meanwhile, states like California and New York have seen a drop of about 124,000 residents. Wow!

One of the major reasons folks are packing their bags and heading to warmer shores is the rise of remote work. As individuals migrate from higher-cost states to South Carolina, it’s clear that companies are feeling the effects of this trend. According to Rick Hermann, CEO of HireQuest, the booming work-from-home culture is transforming companies and cities alike.

Remember when remote work was just a bubble? Hermann notes that the trend took a leap from around 10% to 50% of workers in 2020! Now, as the dust settles, many businesses are reevaluating and considering bringing employees back to the office, whether on a full-time basis or in a hybrid fashion.

The Return of Workplace Culture

One interesting reason for this shift back to the office is the resurgence of workplace culture. Hermann mentions, “It’s hard to instill core values of the company and the camaraderie when everybody is scattered.” When team members are physically together, it fosters those all-important shared experiences that help strengthen company culture.

However, not everyone is keen on returning to the daily grind of office life. Some companies are even implementing policies that can prevent remote workers from getting promotions or raises until they make an in-person return. A recent study from Microsoft indicated that a whopping 85% of managers don’t trust their employees to be productive when they’re working from home. That’s a pretty bold statement!

Space and Location: The Clocks Are Ticking

And here’s where it gets tricky: The cost of renting office space in Charleston has seen a steady climb. From about $29 to nearly $33 per square foot since 2017, moving into a space can be quite the investment for companies. With the availability of quality office space dwindling, businesses searching for qualified candidates to fill positions are feeling the pinch.

Plus, with those eager college graduates entering the workforce, they’re often the ones leading the push for remote work. Hermann points out that young people tend to be the most enthusiastic about working from home, but there’s a catch: remote workers in this age group often find themselves changing jobs more frequently. It seems they have a turnover rate that’s more than double that of in-office workers!

The Long-term Picture

As remote work dynamics keep shifting, Hermann predicts a steady decline in remote roles, only to rise again. By 2025, he foresees a time when there will be more “Zoomers” (Gen Z) in the workforce than “boomers.” That’s a changing of the guard!

Interestingly, there’s also a concern about the mental health of younger workers. Hermann notes that those under 30 show higher instances of anxiety and depression, which may be exacerbated by working from home. This highlights the need for companies to think beyond productivity and consider the well-being of their team members.
