Charleston’s New Hotel Plans Step Forward with Fresh Vision

Charleston, SC – Bright skies and an exciting buzz fill the air as plans for a proposed hotel on King Street are making waves once again! After a brief hiatus and a change in developers, this project is evolving into something really special, aimed at welcoming families and group travelers with open arms.

The vacant lot at 657 King St. is the canvas for this ambitious hotel redesign, which is being led by local developer CKC Properties. The previous design by Atlantic South Development hit a few hurdles, but this new approach is poised to breathe new life into downtown Charleston’s hospitality scene.

What’s New?

CKC Properties has taken the reins and shifted gears significantly. Instead of the original 18-unit hotel, they are now proposing a 27-suite boutique hotel that is sure to cater to the needs of large families and groups. With the excitement of this new concept, we’ve already got two restaurants in the mix—a fine-dining spot for dinner and a cozy bistro for breakfast and lunch!

Partner Colin Colbert described the aim of this project as a “boutique luxury hotel designed to better accommodate family and group travel.” It seems there’s a trend popping up where group travel is becoming immensely popular, and this hotel will be uniquely suited to meet that demand.

Family-Friendly Features

So, what can future guests expect from this family-friendly hotel? For starters, rooms will feel more like an apartment than a cramped hotel space. Families can look forward to full kitchens, in-suite washer and dryers, cozy dining areas, and private bedrooms and baths for everyone. Can you imagine not having to juggle kids in a tiny hotel room while on vacation?

Colbert, himself a parent of two young children, understands these struggles all too well. The goal here is to fuse the comfort of home with the luxury of a hotel, creating spaces that are perfect for family bonding and relaxation.

Location and Design Adjustments

The hotel will be located near the overpass where Interstate 26 meets the Septima P. Clark Expressway—an area ripe for development. CKC Properties is also planning a thoughtful architectural design to complement the locale. Recently, the developer made some waves by moving the hotel’s parking facilities from underneath the building to a nearby highway overpass, thanks to a lease agreement with the South Carolina Department of Transportation. This move not only opens up the hotel for better street engagement but also allows for more commercial space on the ground floor!

Colbert expressed that they listened to feedback from the local neighborhood association and aimed to create a design that benefits both visitors and the community. The plans have since received preliminary approval from the Board of Zoning Appeals earlier this month, with hopes to return to the Board of Architectural Review by the end of the year.

This endeavor isn’t just about building a hotel; it’s about revamping the experience for both locals and visitors. Colbert emphasized the importance of activating the ground level of the structure, which will create a vibrant street presence. “We want to design a space that not only serves our guests but also enhances the community,” he said.
