In a bid to cater to increasing tourism and staycation demands, developers are contemplating the initiation of a new hotel in downtown Charleston along Morrison Drive. The proposed plan includes a ten-story building with the hotel providing 250 rooms for prospective guests. An additional feature catering to luxury and comfort includes plans for a rooftop restaurant and bar accompanied by a swimming pool.
Besides the primary structure, a unique aspect of the plan includes the construction of an independent four-story building proposed to be adjacent to the main hotel.
The initiative is under sharp review by the City of Charleston’s Technical Review Committee. The committee’s primary function is to ensure the project complies with all city regulations. Currently, the review board is meticulously scrutinizing the project’s Early Site Plan Package. The collective package outlines the prospective layout of the site and construction plans in detail.
The developers have requested authorization to clear the proposed site located at the crossing of Morrison Drive and Stuart Street. They plan to conduct comprehensive vegetation removal and exterminate trees present on the construction site, setting the phase for new landscaping schemes.
The approval process includes a second assessment by the committee, the first following the initial plan submission in April. Members of the committee mention that this dual review process involving project fine-tuning with the development team is oftentimes repetitive and rigorous. The project must fulfill city regulations pertaining to factors like stormwater management, traffic, and zoning to move forward.
To engage in further discussion regarding the adjustments needed to meet these standards, the review committee is holding a meeting on Thursday at 9 a.m. After the required regulations are addressed and implemented, the plan will be re-evaluated by the committee.
