Exciting Expansion: Alterra IOS Unveils New Facility in Charleston for Enhanced Logistics Services

Exciting News for Charleston: Alterra IOS Expands with New Facility!

Hey there, Charleston! There’s some phenomenal news making waves in our city that we absolutely can’t wait to share. Alterra IOS, a big player in the world of industrial outdoor storage, has just announced the partial completion of a massive 21.6-acre parcel right here in Charleston. That’s right, folks! Our lovely city is set to benefit from this exciting development!

What’s the Deal?

This fantastic project is a collaboration with ARCO Real Estate, a firm known for its excellent design and construction capabilities. The latest buzz is that Heniff Transportation Systems LLC, a leading national liquid bulk services provider, will be the primary tenant at this new site located at 7101 Bryhawke Circle. Sounds impressive, doesn’t it?

Strategic Location

One of the best things about this new property is its prime location! It’s conveniently situated near Interstates 26 and 526, which makes transportation a breeze. Plus, it’s just a stone’s throw away from Charleston International Airport and the bustling Port of Charleston. Talk about accessibility!

Unique Features

Charlie Totten, the senior vice president at Alterra IOS, highlighted some exciting aspects of this facility. He mentioned that this site stands out because of its ability to support six-high stacking for shipping containers. That’s quite a leap from the usual three or four that you’ll find in the area! This unique design makes it incredibly appealing for major transportation companies like Heniff, especially as they ramp up their operations in our charming city.

Current Progress

Currently, about 10,000 square feet of warehouse space is ready for Heniff’s use, with another 7 acres of the site completed. By early 2025, expect to see the remaining 21,200 square feet of warehouse space and the overall 21.6 acres wrapped up and fully operational! Isn’t that exciting?

Enhancing Operations

So, why is this facility such a big deal? According to Bob Heniff, the founder and CEO of Heniff Transportation Systems, the combination of location, available shop space, and the ability to stack containers so high makes this an ideal setup. This new site will allow them to enhance their services like tank cleaning, ISO shipping, rail transloading, and more. They’re eager to bring better service to customers across the Southeast, which is a major plus for our local businesses and transportation needs!

Future Developments

The site plans to include about 75,000 square yards of container storage space, complementing the 3,200 square feet of office space and 18,000 square feet for service and shop purposes. Heniff will benefit from modern facilities, featuring electrical service, water reclamation systems, and numerous drive-in doors, which will surely streamline their operations.

A Bright Future Ahead

With the IOS market continuously growing and a surge of institutional investment flowing into the sector, it’s an exciting and ideal time for developments like this one. David Christel, director of operations at ARCO, expressed his enthusiasm for this partnership, emphasizing the opportunities it will create for both Alterra and Heniff in Charleston and beyond. Doesn’t it make you feel proud to be part of a progressive city?

Wrapping Up

In summary, the arrival of Alterra IOS and Heniff Transportation Systems is a wonderful step for Charleston. As logistics and transportation expand, there will undoubtedly be benefits for many residents and businesses here. Here’s to new beginnings and growth for our beautiful Charleston!
