Exciting Development Coming to Johns Island!
Johns Island is buzzing with excitement as work is set to begin on a brand new retail and medical village known as Southwind Station. Construction will kick off this October, and residents are eager to see how this project will reshape the local landscape.
Located conveniently across from the junction of Meeks Farm Road and Maybank Highway, Southwind Station aims to blend essential retail spaces with much-needed medical facilities. It’s been a long time coming for developer Mark Goldberg, who has held onto a portion of the land for about 20 years. After a five-year planning journey, all the pieces have finally fallen into place.
A Community-Driven Project
David Grubbs, a broker and partner with NAI Charleston, emphasized the timing of the project, noting that it will complement HCA’s future Trident Health hospital on Johns Island. While the medical spaces within Southwind Station won’t be linked to HCA, they are aimed at expanding the medical office services available on the island.
“One thing we’ve heard—our firm has been involved with Johns Island for quite some time—is that with the growth and increased traffic, a lot of residents want to see vital services and retail on the island, so they don’t have to leave,” Grubbs explained. “That’s genuinely the focus of our marketing efforts.” The intent is to identify and implement services that residents truly need.
Phase One Details
The first phase of Southwind Station will include four buildings, according to Peter McKellar, the owner of Harbor Contracting, which is taking the lead on construction. He estimates that it will take around 10 to 12 months to complete phase one, with tenants expected to move in shortly after.
While the financial details of the project remain undisclosed, the excitement within the community is palpable. The construction team, in collaboration with Gulf Stream Construction for phase one, is being guided by LFK Architects for the design and HLA for civil engineering.
A Design in Harmony with Nature
Grubbs shared his enthusiasm about the design, stating, “The design team has done a great job of really making it fit on Johns Island.” He believes that fitting architecture into the local environment is crucial for community integration. So far, feedback from prospective tenants has been overwhelmingly positive, with many expressing appreciation for how the project blends in with the natural landscape of Johns Island.
