Charleston City’s Cainhoy Area to Add Almost 1,000 New Residential Units

In a notable development, Charleston City’s Technical Review Committee (TRC) has provided preliminary approvals to five major projects on June 13, 2024. These upcoming projects in Cainhoy’s area are expected to add close to an additional 1,000 residential units.

Outline of the Projects

Point Hope Pod 4 – Phase 1: This proposed preliminary project by Pulte Home Company LLC at 1236 Clements Ferry Road plans for 123 single-family residences covering an area of approximately 119.1 acres.

Primus Park Concept Plan: Here is a proposed conceptual scheme for roads and utilities to facilitate future single-family residential development. The plan includes 102 lots spanning 108 acres at 500 Verdant Way.

Restore At Point Hope Phase 3: This proposed housing development project by The Berry Company intends to house 228 single-family attached units on a 20.16-acre plot at 1236 Clements Ferry Road.

Tuxbury Farm Subdivision: Toll Brothers aims to build a mixed-use development containing 83 lots on 15.1 acres at 2682 SC Highway 41.

Alliance Apartments – Phase 1: Seamon, Whiteside & Associates, Inc., proposed the first phase of a residential project at 1730 Clements Ferry Road. It includes a 336 multi-family development with supportive amenities and infrastructure on 23.9 acres.

Planning Commission to Review Projects

On June 20, the Planning Commission will review a subdivision request by Barrier Island Engineering & Consulting. The request includes the subdivision of six townhome plots on .58 acres along Sportsman Island Drive.

Results from Previous Review Meetings

The June 6 TRC review specified revisions for two projects, including the road construction plans for the Point Hope Pod 4 – Phase 1 development. It required a rework for the proposed continuing care retirement community at Restore at Point Hope – Phase 2 as well. This does not stop the projects’ progress; instead, it ensures that they meet all standards and guidelines set by the committee.

211 Seven Farms Drive Mixed-Use: The Design Review Board reviewed the site plan for a proposed three-story mixed-use building on .34 acres at 211 Seven Farms Drive. Applicant C Baker Engineering, LLC, received approval for the project with a 4-0 result in their favor.

These developments underline a significant expansion in Charleston’s Cainhoy sector, promising a handsome addition to its residential real estate landscape. These projects collectively aim to enhance the quality of living and further develop the community, favoring the city’s economic progress.

Public participation and transparency are essential in such developments, and all meetings, except for the City of Charleston Technical Review Committee, are open for public comment.
